Matterport

What is a Matterport?
Matterport is a three-dimensional camera system that creates realistic, fully immersive virtual experiences. Viewers can explore the location from a variety of viewpoints and get a feel for the space without having to travel.
Can you edit the Matterport model?
No. Properties are scanned as is. If there ends up being people, animals, or items in the scan they cannot be removed or edited out of the scan.
How long does it take to scan a home with Matterport?
Most residential homes up to 3000 sq ft can be done in about 30 to 50 minutes.
What is a Matterport camera?
A Matterport camera uses state of the art technology to scan rooms and hallways. Once all the rooms and hallways have been scanned it is all processed together to give you a Matterport Real Estate Tour and 3D dollhouse floor plan of the home. Potential buyers can then pick anywhere in the home they want to look at and zoom in on that room. Once in that room they can look around and then even “walk” to other rooms to get a feel for how the home is laid out.
What should I expect when a Matterport is being done?
Due to the sensitive nature of the technology being used to scan the home we recommend that no one is present in the home during the scan. This is because nothing can move or be changed once we start scanning the home. If doors are opened and closed, items moved, or people are moving as the camera is scanning it can cause for errors in the final product.
Can my Matterport be added to the MLS?
Yes, all Matterport tours are MLS compatible.

Virtual Staging

What is the turnaround time and pricing?
Turnaround time is anywhere from 24-48 hours
Am I able to use my virtually staged images anywhere?
Yes, all images can be used while marketing the listing until it is sold or expires.
Do I have to disclose my images are virtually staged?
Its highly recommended that you let others know.
Can I pick the items I want staged in each room?
Yes, your input on the items and genre of furniture is welcomed.

Pro Listing Package

How does a Pro Listing package help me compete?
In addition to all the features available in the Pro Listing Package it includes a suite of powerful reports that help to steer and focus your online and offline marketing, doing more with less, and staying ahead of the pack.
Can I rearrange or turn off images on my single property website?
Yes, your site is completely customizable. If you only want certain images to be highlighted, you can easily turn off or rearrange other images.
How long is property site active?
A property site is active for one year
Can I edit my flyers online?
Yes, all flyers can be customized online and downloaded immediately.
Can I change the wording or colors on my flyers or social media graphics?
By creating your own custom flyers and social media graphics you can change images, phone numbers content and more. Simply download and post.
How do I update my single property site?
By logging into your client portal and clicking on the site
Is my Single Property Site compatible with MLS?
Yes, just add the Non-Branded link to your MLS listing prior to the listing being activated in MLS.
Is Real Estate Photography included in the Pro Listing Package?
Yes photography is included with this package.
Can I put my open house dates and times on my Single Property Site?
Yes Open House dates and times can be added to your site.
What is Lead Capture?
This is a phone number that you can put on flyers, sign riders, social media, etc.. that when someone calls or texts the phone number they can receive a link right to your branded property site. Their phone number is then captured for you to follow up with them.
Can the traffic report be automatically sent to my sellers?
Yes, just add their name, email, and a short message to your site and select the day you would like the report to be sent to them. If you choose to do this we recommend that you have put the Non-Branded link in MLS and are actively promoting the listing in emails, social media, etc..
Can the Pro Listing Package be Co-Branded?
Yes, we simply just need that agents info, logo, and picture.

Declutter

How many existing items can you remove from a room?
The sky is the limit if you want it gone, we can do it! However, there may be limitations as far as what’s in the room and how the room is laid out that will determine if it can be done or not.
Can you remove items from the exterior of a home?
Generally, yes but it is all determined on the layout of the area of where the item is to be removed.
What can’t you declutter from an image?
There could be some limitations based on the item and the layout of the room or area but generally we can remove almost anything. However, there is no guarantee that all items can be removed.

Custom Realtor Websites

Can I change or add pages to my real estate website on my own?
No, since this is a custom website, all changes must be made through the design team at Listing Marketing Pros.
Who is responsible for updating my listings?
For listings and general information, all you need to do is send us a quick email or give us a call letting us know what property has listed, sold or may be coming soon and we will happily update your site.
What are the differences between real estate template designs and a custom real estate website from Listing Marketing Pros?

What is the minimum content I need to launch a custom realtor website?
What you want on your page depends entirely on what you. The minimum needed to get your website launched is your personal photo and biography. Your bio can be a short write-up, bullet points or mix of both. Sections such as testimonials, sold properties and others can be added after launch.
Can I track how many people have visited my website?
The best way to track your statistics is by using Google analytics.
How do I promote my custom real estate website?
Flyers, social media, business cards, open houses are all great ways to promote your website.

Social Media Management

How does social media management work?
Social media management is the process of creating, publishing, and analyzing content you post on social media platforms like Facebook, Instagram, and Google my Business.
As a social media manager, are you posting for me?
Yes, as a social media manager we help achieve your goals for social media, like growing your following by posting relevant content to your brand.
What platforms do you manage?
We manage Facebook, Google my Business, and Instagram.
If people leave comments or ask questions, do you go in and answer them?
No, we leave the interaction and answering of comments to posts to you. We feel that allows you to maintain your relationship on a personal level with your followers.
How often will you post on social media?
Depending on the package you choose anywhere from 3 to 5 times a week.
How will I know if what you are doing is working?
You will receive a monthly report that will track likes and engagement. Also by reviewing your analytics through the social media platform.

Aerial/Drone Images

What is the turnaround time for aerial images?
Turnaround time is 24 hours after your photoshoot
Do I need to be on-site for the shoot?
No, since aerial images all take place from the exterior of the home you do not need to be present for the shoot.
What kind of weather would be best for the shoot?
We will make every attempt to fly on the day of your scheduled appointment. Sometimes mother nature doesn’t always cooperate with us. When this happens, we will contact you ahead of time, if possible, to reschedule the shoot. Should the Pilot in Control be enroute or arrive at the property and the weather conditions are not adequate to fly in a safe manner, we will contact you to reschedule.
Can you fly near airports or military bases?
Depends, some airports we receive instant approval others we can submit for authorization to fly and await approval.
Can you capture the entire property in one photo?
Yes, since we can fly to a maximum height of 400 ft just one aerial photograph can capture the entire home, front yard, back yard, and surrounding area. Aerial angles can also be used to help show buyers otherwise inaccessible features of a property, such as solar panels, new gutters, or a renovated roof.
What photo resolution can I expect?
High resolution images.
How high do you fly when doing aerial drone photography?
We typically fly the property lines at three different altitudes taking photos at different angles to showcase the property’s features. Usually, this is somewhere between 45 feet and 80 feet. The maximum is 400 feet.
How many aerial photos are included if I choose the aerial add on?
Depending on the size of the property usually 8-10 aerials are taken. For larger properties or special requests more images may be taken.
Are you compliant with the FAA for drone work?
All our equipment is routinely maintained, pilots are FAA Licensed.

Twilight Images

What are twilight photos?
A twilight photo is taken usually of the exterior of the property, at dusk. It is used to showcase landscape/property lighting, pool lighting and features like fire pits, and to showcase a beautiful sunset. Agents like twilight photos because they are different from the regular exterior shot.
What time should twilight photos be taken?
Twilight usually occurs 20-25 minutes after the sun sets. So, depending on the time of the year that’s when we normally shoot the images.
How long does twilight last?
Typically, 15- 20 minutes.
How much does a twilight photoshoot cost?
Twilight images start at $125 depending on the package you choose. Additional discounts are given when ordering our pro listing packages.
Which properties are good for Twilight photos?
All properties can benefit from twilight photography. Properties that have landscape/property lighting, pool lighting, and features like fire pits benefit most.
Does it matter what direction the home faces?
Regardless of the direction of a home, it can benefit from being captured during twilight.
If I don’t have landscape lighting or exterior lighting will my pictures still turn out?
Yes, but for optimal effect it always looks better with an additional light source i.e., pool lighting, landscape lighting, fire pit etc.
What are the benefits of twilight photos?
  • They look cool. They just do. (Although they have to be done correctly!)
  • They showcase property lighting that a buyer generally doesn’t see because they most likely are viewing the home in daylight.
  • They allow you to stick out from your competition by offering a service they don’t offer.
  • They allow you to add a high-value (aka $$$) service to your product list.
  • They bring clients to you who normally list higher end properties and are more likely to use twilight photography services.

Full Motion Video

Can my video be used in MLS?
Yes, any non-branded video can be added to MLS.
How does a full motion video compare to a virtual tour?
The primary difference is that you can walk through the space at your own pace. Video creates emotion. It’s like being there in person. It leaves one feeling like they have already experienced the space.
A virtual tour is a simulation of an existing location, usually composed of a sequence of still images. It may also use other multimedia elements such as sound effects, music, and text. It requires the user to interact.
How long is a full motion video?
Up to 3 minutes is recommended.
Can you film exterior as well as interior?
Both exterior and interior can be filmed.
Do I get a copy of my video?
Yes, you can download the branded video to use on social media or wherever you want.
Do you film in HD (High Definition)?
Yes. It’s vital to us, and we ensure our clients’ 100% satisfaction with our real estate photography services through high-quality, top-notch real estate photos.

Real Estate Photography

Can I give or sell the images you take to another agent or 3rd party for them to use?
No. We retain the full copyright to all images that are taken. We grant a non-transferable license to the original purchaser. This license allows the original purchaser to use the image for marketing the listing until the listing is sold or expires. If an agent loses a listing to another agent, the images may not be resold by the original agent to the new agent. The new agent would have to contact us to obtain their own license to use the images. Images may not be given to 3rd parties such as stagers, renovation companies etc. These 3rd parties would need to contact us to obtain their own license for the images.
Do you edit the images?
We use a professional editing process and have a team of editors who have been trained and certified for real estate photography editing. All our images go through a 2-step editing process before the final images are sent out to you.

All photos taken will be color corrected, have blue skies, and correct alignment, and real estate signs blurred if needed. Any edits beyond that are $100/hr. minimum 1 hour.

How many images will I receive?
Depending on the size of the property images received will vary. A property up to 2000 sq ft will receive 30-35 images.
How long does it take to get my images?
Images are delivered within 24 business hours of the scheduled appointment time.
What sizes and types of images will I receive?

Full high resolution and MLS sized images as well as you can create custom sizes.

How long does it take to photograph a property?
On average it will take up to 30-45 min to photograph a home under 3,000 square feet. If you have additional services such a Matterport, video, Zillow 3D, or Drone, these will all add additional time depending on the size of the property.
What areas of the home do you photograph?
We capture all rooms in the house unless otherwise requested. On exterior images the front and the back of the home is captured. If you have any requests for anything outside of this such as close-ups, or garages just let us know and we will be more than happy to photograph those areas. Additional images may be added to any of our packages if you fell that you need more images than is what included in your order.
What is a Blue-Sky Guarantee?
Even if the weather is unfavorable on the day of the shoot, we assure you that the sky will be blue in all exterior images.
Do you do HDR photography?
No, due to the technique we use it produces a higher quality image with less haze and discoloration.
Can the sellers be home during the photography session?
Absolutely. It’s your seller’s home, so they are free to hang out while we are doing photography. However, we can produce better photos during the limited time we are on the property when distractions are minimal. Whether you or the seller are on-site, it would be great if you ensure all staging and cleaning is done before the appointment. Also, please keep all children and pets away from equipment during the appointment.
Is it OK if a home is vacant and not furnished?
Generally, homes are more attractive if they are furnished or staged before the photography session. However, we can take photos of an empty house. It is highly encouraged that you stage the home if it is vacant. At least, try to stage essential rooms like the master bedroom, bathrooms, the living room, and the kitchen.
If needed, we can do virtual staging. Please ask for a quote on virtual staging.
Can I resell the images?
No, images may not be resold by the original agent to a new agent. The new agent would have to contact us to obtain their own license to use the images.
What is the best time of day for real estate photography?
Since most appointments are made based on your availability and the sellers’ availability, there are preferred times of the day for better photographs. West-facing homes are best captured in the early afternoon, while east-facing homes are best photographed in the morning. Meanwhile, north-facing homes are best shot early in the morning. Regardless of the direction of a home, it can benefit from being captured during twilight.
How many photos do I need?
Depending on the size of the home will determine the number of images you will receive. Additional images may be added to any of our packages if you feel that you need more images than what is included in your order.
What about animals?
We ask that all animals be removed during the photoshoot or caged so that the photographer can freely move throughout the home without any distractions.
Do you use lighting for your real estate photography?
We use a combination of natural and artificial lighting to capture the very best light.

Virtual Tour Slideshow

What is a virtual tour slideshow?
The virtual tour is created by us using high-quality still images. These beautiful HD slide shows are full screen and can also include audio. Many agents choose to use a virtual tour and slideshow to really show their listing off to its best advantage.
Can I add additional images to my virtual tour slideshow?
We do not add additional images to the virtual tours that are not taken by our photographers. We do this due to copyright law and the images must be of certain quality. If the images are not post processed correctly then the images appear pixelated and distorted in the tour. If there is something that you want to make sure is included in the tour just let us know when you are booking your appointment and the photographer will make sure that take a picture of it. The benefit of this is that you have a high quality, consistent marketing piece for your real estate listing.

What are virtual tour traffic reports?

Virtual Tour Traffic reports are provided weekly and provide you with a lot of information. The following are some of the stats provided.

  • Direct Views – Views that occurred from the direct link to the tour
  • Referral Views – Views that occurred from the referral of another site
  • Each Image and how many times it was viewed
  • How many times the virtual tour was viewed on a mobile device

General

Can I cancel or reschedule my appointment?
Yes. You may cancel your shoot up to 24 business hours before your scheduled shoot time. No refunds are given, a credit for the amount will be applied to your account. If you cancel with less than 24 business hours’ notice no refunds or credits will be given. Appointment date / time change with less than 24 hours’ notice will incur a $50 reschedule fee. If an appointment is cancelled after a date / time change, the fee is still due, and no credits or refunds will be given for the reschedule fee.
Can you upload my images and videos to MLS?
Yes, we can upload your images to MLS. All you need to do is provide us with admin access. This is done by filling out the form and sending it to ARMLS. Once we receive the log in information, we will upload all your shoots to your listings at no additional charge.
How do I change my credit card on file?

How do I update my information on file if I change companies?
You can login to your profile on your HD Photo Hub or Real Tour Vision site and make changes.
How much notice do you need to schedule my photo shoot?
Ideally, 2 – 3 days’ notice is enough advance to reserve your preferred date and time. If we have a cancellation, we can accommodate last minute requests, but that is rare. The more notice, the better.
What type of real estate photography equipment do you use?
Each photographer carries a different photography equipment brand, but all our photographers have professional-grade quality gear. The gear is appropriately maintained and updated and meets and exceeds industry standards.
Do your photographers edit the images?
We also use a professional editing process and have a team of editors who have been trained and certified for real estate photography editing.
Are you able to travel to photograph an order?
Depending on the area of the photoshoot. There may be additional trip charges involved.
Do you retain the copyright to your images or are those transferred to me when I buy the images?

What forms of payment do you accept?
We accept all major credit cards
Do I have to meet you at the home to give you access?
We can use a contractor’s lockbox or Supra to enter the home for a photography session with the homeowner’s permission. Unless you or the homeowner needs to be on-site to allow use in at the appointment time.
What if weather is bad on the day of my shoot?
Photos of the interior are generally unaffected by poor weather. Photos of the exterior will be darker. In the event of extremely heavy rain, we will start by photographing the interior of the home with the hope the rain will subside by the time we are finished. If the heavy rain does not stop, we may come back the next day to photograph the exterior. Please monitor weather forecasts and notify us as soon as possible if you would like to reschedule due to rain.
What are your hours? Do you have availability on weekends and holidays?
We are opened Monday through Friday from 9am-5pm. Our offices are closed weekends and holidays.
How can I prepare my client’s home for a real estate shoot?
What is your reschedule and cancellation policy?
You may cancel your shoot up to 24 business hours before your scheduled shoot time. No refunds are given, a credit for the amount will be applied to your account. If you cancel with less than 24 business hours’ notice no refunds or credits will be given. Appointment date / time change with less than 24 hours’ notice will incur a $50 reschedule fee. When is payment due?
Payment is due once the property has been shot and the images have been delivered. No images or services will be delivered unless payment is made in full.

Photos are delivered via an online gallery and sent to your email.
When will I receive my photos?
Photos are typically delivered 24 hours after a photoshoot.
How will I be notified once my images are ready?
You’ll receive an email from us.
What if I have special instructions?
If you have any special instructions that the photographer needs to know, please let us know as soon as possible before the photoshoot.
You shot my home 3 months ago; can you resend those images?
Yes, we have space to hold on to images for a year, after that there is an additional charge to reactivate your gallery.
Do you do FSBO, VRBO or AirBnB shoots?
Yes, since these types of shoots are used for commercial purposes, there are additional costs involved for image licensing.
Is there a travel fee?
Depending on where in the valley the shoot is located there may be a travel fee imposed. We will let you know at the time the order is placed.
Can you photoshop?
Yes, basic color correction and verticals. There may be additional charges for anything outside of these basic corrections, but please make sure the home is ready to be photographed before we arrive.
